Properties in central and north Bristol — Clifton, Redland, Henleaze, Bishopston, Westbury-on-Trym — sit largely on deep clay soils that move with seasonal moisture, making correct sub-base specification critical. In east Bristol and South Gloucestershire — Kingswood, Fishponds, Emersons Green, Bradley Stoke — made ground on larger estates can be unpredictable. In North Somerset — Portishead, Clevedon, Nailsea, Keynsham — conditions are generally more manageable, though drainage consideration is needed near the coast. We survey every site and specify the right excavation depth and sub-base for what we actually find. Bristol City Council follows national Permitted Development rules: permeable surfaces such as resin bound aggregate and open-jointed block paving are exempt from planning permission regardless of size. Impermeable surfaces over 5m² in front gardens require consent if they drain to the highway. Properties in Conservation Areas — Clifton, Redland, Cotham, Kingsdown — have additional requirements.
