The town sits on a sandstone and limestone bedrock, which makes for firmer ground than many South Wales locations — though river alluvium is present on lower-lying plots near the Wye and Monnow flood terraces. The surrounding rural and semi-rural properties vary considerably: village locations such as Raglan, Usk and Abergavenny tend to have mixed geology, while newer estate developments on the Monmouth fringe are often built on engineered fill. We assess every site individually before specifying a sub-base depth or agreeing any price. Monmouthshire County Council follows standard Welsh Permitted Development guidance. Monmouth town centre has several designated Conservation Areas, and the area around the castle and St Mary's Church is subject to additional design requirements regarding materials and appearance.
